Tennessee/Monroe development promises Walgreens, leasing space

TALLAHASSEE, Fla. -- As local leaders officials gathered to uncover earth during a groundbreaking, a local real estate company unearthed plans for a new development coming to the corner of Tennessee and Monroe Streets in downtown Tallahassee.

“Today’s groundbreaking recognizes the vision and commitment of the developer to bring this retail project to our downtown,” said Tallahassee Mayor John Marks. “It is also the result of a long-term commitment by the CRA to provide bridge financing for a project that will change the face of one of Tallahassee’s most visible corners."

Hunter & Harp Holdings, a local real estate development, investment and management company,  is erecting a four-story building on that aforementioned corner. The Gateway building will hold a Walgreen's pharmacy, and have leasable tenant space.

Walgreens and other tenants will be on the first level. Additional leasing space for retail or business offices will be on the other levels. Out of the building's 500,000 square feet, 25,000 square feet will be available office and retail space.

Michael Conn, President of Conn & Associates, Inc., said, “The building helps create an urban street-scape consistent with the goals of the city’s Multi-Model Transportation District’s Downtown Overlay and Downtown Improvement Authority.”

With the downtown location comes an important question -- where will patrons park? The answer -- the building will have an attached parking garage and additional on-site parking. 

“This is a complex and challenging project due to the structure's close proximity to busy downtown roads on three of four sides," said Shawn Roberts, Vice President and senior project manager of Mad Dog Construction. “As a result, all details for dealing with this challenge have been thoroughly planned and carefully coordinated."
