TALLAHASSEE, Fla. (WTXL) - Our Building Tallahassee series continues as we take a closer look at new development.

WTXL ABC 27's Stephen Jiwanmall checked out the city's northside, where more families are calling that part of town home.

Keith Paniucki is rolling out something fun for everyone. Hangar 38 will be a family entertainment center at Bannerman Crossings.

"We built it for adults, knowing that the kids will come," he said.

Paniucki and two other business partners are breathing new life into the old New Leaf Market Co-Op.

The Greater Tallahassee Chamber of Commerce says development doesn't always mean a brand-new building.

"What's being built brand new today will be re-envisioned one day as something very different. So, it's just a cycle," said vice president Jay Revell.

Hangar 38 will be part bowling alley, part arcade and part restaurant. Panuicki said the concept is new and needed here.

"The northeast side of Tallahassee has been lacking family entertainment forever. I think the closest thing from this location is about 12 miles away," he said. "When you look at the demographic of a five-mile radius of this center, it speaks for itself as to if you're going to do something like this, this would be the part of town to do it in."

Developers are working on more housing around Bannerman Crossings. Panuicki said there are plenty of families here, including his own.

"For me, that's probably what I'm most excited about is that we actually will have something to offer this side of town."

Hangar 38 is expected to open by early April.

Revell said projects like this on the city's north side feed a growing demand for things to do.

"Folks that have decided to live out there don't have to drive into town, per se, anymore," he said. "They've got their own town centers right there where they can engage in commerce with their neighbors."

As Bannerman Crossings continues to grow and change, it's just part of the building boom on the north side.

Just off Interstate 10, between the TMH ER and the tax collector's office, Capital Health Plan is expanding.

The health care system is building a three-floor medical office space that includes a clinic. The project is expected to be completed in the fourth quarter of 2019.

If you head down Fleischmann Road, there are several new projects by Welaunee Boulevard.

Canopy is a 500-acre mixed use development. When it's all done, it will have hundreds of homes and a lot more.

Tallahassee Orthopedic Clinic is working on a new location here, a two-floor building that will bring three of its sites together.

CEO Mark Didier said the new space will cover pain management, trauma, total joints and spine care. It's also going to have a walk-in clinic.

"We think this is going to be state-of-the-art with the advanced X-ray technology and some ability to do some procedures in the facility, so we don't have to necessarily go to the surgery centers. We're looking forward to it," he said.

The goal is to open in the spring of 2020.

Across the street are two more projects. One is The Grove at Canopy. The project will offer independent and assisted living options, as well as memory care.

The company website mentions a movie theater, spa, salon and butterfly garden. The Grove will open this summer.

The other project is simply known as "8 Five 0."

City records show developers have a big vision for this property. Plans include a 43,000-square foot entertainment center and three other buildings.

Two are designated for retail and office use. The other is labeled as a possible restaurant.

Speaking of places to eat, our final featured project takes us to Capital Circle Northeast.

The site of the former Saltwater Seafood & Cocktails will be the new home for Glory Days Grill. The sports-themed restaurant chain has 10 other locations in Florida, but this will be the first one in the Big Bend.
